The short version
The sales data here is compiled by hand from public records and I take real care over it. It is a guide to what has happened in Yarras Edge, not a valuation of any particular apartment, and not a prediction of what yours will sell for. Use it to inform a decision, not to make one on its own.
What the figures are
Every figure on this site is derived from publicly recorded property transactions in the Yarras Edge precinct, Docklands. Sales are recorded at settlement, entered manually and checked against Pricefinder.
Prices are as recorded. Internal areas and bedroom counts come from the same records and from plans of subdivision. Where a figure was never recorded, it is left blank rather than estimated.
Medians, rates per square metre and growth figures are calculated from those sales. They describe the middle of a set of past transactions. They are not adjusted for condition, renovation, outlook, aspect, level, car parking, owners corporation fees or anything else that separates one apartment from another.
What they are not
This is not a valuation. Nothing on this site is a valuation, an appraisal, or a statement of what any particular property is worth. A valuation is a formal document prepared by a licensed valuer who has inspected the property. If you need one, engage a valuer.
This is not financial, legal or investment advice. I am a licensed estate agent, not a financial adviser, a lawyer or an accountant. Nothing here takes account of your circumstances, your objectives or your tax position. Before acting on anything you read here, get advice from someone qualified to give it for your situation.
Past sales are not a forecast. A building’s history tells you what buyers have paid, not what they will pay. Markets move, and a rate that held for ten years can stop holding.
Accuracy, and what happens when something is wrong
I compile this by hand and I check it, but public records contain errors and so, occasionally, will I. The site is provided as it stands, without a warranty that every figure is complete, current or free of mistakes.
Recent quarters are the least complete part of the record. Settlements are reported over the months that follow, so a recent count will usually rise. Treat the newest quarter as provisional.
If you believe a sale is recorded wrongly, tell me and I will check it against the source and correct it if it is wrong. That is the fastest way to fix something, and it is genuinely welcome.
To the extent the law allows, I am not liable for loss arising from reliance on the figures published here. Nothing in these terms excludes any right you have under the Australian Consumer Law that cannot lawfully be excluded.
Using the figures elsewhere
You are welcome to use this site to research your own property, and to quote figures from it in conversation, in a submission to your owners corporation, or in a discussion with an agent or a buyer.
If you republish the figures - in a report, a listing, an article or another website - please attribute them to yarrasedge.net and link back, and please carry the substance of the limitations above with them. Please do not present them as a valuation, or as your own compilation.
The written commentary, the page designs, the floorplate drawings and the code behind this site remain mine. The underlying sale records are public information and I claim no ownership of them.

Availability
I make no promise that the site will always be available or uninterrupted. It is a free resource, hosted on a service I do not control, and it may be offline from time to time.
Changes
If these terms change, this page changes with them and the date at the top will say when. Continuing to use the site after that means accepting the revised terms.
Governing law
These terms are governed by the law of Victoria, Australia.
