knows about you.
This site is run by Bence Balázs of BONN Real Estate. This page explains, in plain terms, what information yarrasedge.net collects, why, and what you can do about it. It was last updated on 28 August 2026.
The short version
You can read every page of this site without telling me who you are. Two things do run in the background: the Meta advertising pixel, so I can show updates about Yarras Edge to people who have visited, and Microsoft Clarity, which shows me how pages are actually used so I can improve them. One button further down this page switches off both. If you fill in the appraisal form, or join the quarterly update list, I get your details so I can reply to you or send you the update. I don’t sell them to anyone.
Information you give me
There are two forms on this site and they are kept separate.
The appraisal form asks for your name and email address, and optionally your phone number, apartment and a message. When you submit it, the page you were on is recorded alongside it so I know which building you were looking at.
I use those details to prepare an appraisal and to contact you about it. I don’t add you to a mailing list without asking, and I don’t sell, rent or trade your details.
The quarterly update list asks only for your email address, and optionally which building or apartment you are in so I know which figures matter to you. I use it for one thing: sending you a short note when the sales data here is refreshed, roughly four times a year. It is not a marketing list. I will not send you listings, invitations or anything else unless you ask, and I will not pass your address to another agency or add it to any BONN mailing list without asking you first.
Every update carries an unsubscribe link, and one click removes you. You can also email me and I will take you off it the same day.
Submissions from both forms are stored by Netlify, the company that hosts this site, and emailed to me. Netlify holds them on servers outside Australia. I keep appraisal enquiries for as long as I may reasonably need them for our dealings, and I keep list subscriptions until you unsubscribe. Both are deleted on request.
Information your browser leaves behind
Like almost every website, this one is served by systems that record technical information automatically. This happens whether or not you accept anything:
- Netlify (hosting) records requests to the site, including IP address, browser type and the page requested.
- Google Fonts serves the typefaces this site uses, which means Google receives your IP address when a page loads.
I don’t use any of that to identify individual visitors.
How pages are used
This site uses Microsoft Clarity to understand how people actually read it - which sections hold attention, how far down a page they get, what they click and where they give up. I use that to decide what to fix and what to write next. It runs on every page.
Clarity works by recording the shape of your visit: mouse movement, scrolling, clicks, the pages you moved between, plus your browser type, screen size, rough location from your IP address, and how you arrived. Played back, it looks like an anonymous cursor moving over the page. It sets cookies in your browser to recognise the same session.
What it never captures. Anything you type is masked before it leaves your browser - Clarity blanks input boxes by default and cannot be configured otherwise, and I have additionally marked both forms on this site as excluded. Your name, email, phone number and message are never transmitted to Microsoft. Neither is anything that would identify you personally.
Microsoft processes what it receives as described in the Microsoft Privacy Statement, and recordings are kept for a limited period before being deleted. You can read what Clarity collects in the Clarity documentation.
Advertising cookies
This site loads the Meta pixel. It tells Meta (Facebook and Instagram) that a browser visited this site, so that I can later show updates about Yarras Edge to people who have been here. It runs on every page.
The pixel can set cookies in your browser and share your IP address, browser details and which pages you viewed with Meta. If you send an appraisal enquiry or join the quarterly update list, the pixel also records that it happened - not what you wrote, and not your name, email or phone number. Meta uses what it receives in line with its own terms, which you can read in the Meta Privacy Policy.
Meta keeps website audiences of this kind for a maximum of 180 days, after which a visit stops counting.
Turning it off
Press this button and neither the Meta pixel nor Microsoft Clarity will load for you again on this browser. One button, one decision - I did not think it was reasonable to make you refuse them separately. Your choice is stored on your own device and is never sent anywhere.
It applies to this browser on this device, so you would need to do it again on your phone, or if you clear your browsing data. You can also turn off ad personalisation inside your Facebook and Instagram account settings, which applies wherever you go rather than just here, or use your browser’s own tracking protection.
The sales figures on this site
The sale prices, dates and apartment numbers published here come from publicly recorded property transactions. They are not collected from visitors and are not personal information about you. If you own a property in Yarras Edge and have a concern about how a sale is presented, get in touch and I’ll look into it.
Security
The site is served over HTTPS only, and I take reasonable steps to protect the information I hold. No system is perfect, and I can’t guarantee the security of information transmitted over the internet.
Seeing or correcting what I hold
You can ask me what personal information I hold about you, ask me to correct it, or ask me to delete it. Email bbalazs@bonnre.com and I’ll respond within a reasonable time.
If you’re not satisfied with how I’ve handled a privacy matter, you can raise it with the Office of the Australian Information Commissioner at oaic.gov.au.
Changes to this page
If what the site does changes, this page changes with it, and the date at the top will tell you when.
