Every figure on this site comes from a recorded sale, but a number on its own does not explain itself. These are the questions owners actually ask, answered plainly.

The precinct

Is Yarras Edge part of Docklands?

Yes and no. Yarras Edge sits in the postcode and the suburb of Docklands, so every property portal and every government dataset files it under Docklands. But it is the only part of the precinct on the south side of the Yarra - a self-contained marina community looking north across the water at the city, rather than sitting in among it.

That distinction is the reason this site exists. A Docklands median blends Yarras Edge in with thousands of apartments on the other side of the river, in buildings of a completely different type. The figures here are Yarras Edge only.

Which buildings are in Yarras Edge?

Nine towers and the townhouses. Along Lorimer Street: 50 (Tower 1), 60 (Tower 2), 70 (Tower 3), 80 (Tower 4), 90 (Tower 5) and 100, which is Array, Tower 6.

Then 1 Point Park Crescent, which is Yarra Point, Tower 8; 81 South Wharf Drive, which is Forge, Tower 10; and 103 South Wharf Drive, which is Voyager, Tower 11 and the tallest in the precinct at 42 levels.

The townhouses run along South Wharf Drive, Lorimer Street and the mews behind them.

Why isn’t Trielle on the site?

Trielle is still being built. Until apartments there start changing hands there is no sales history to show, and a page with nothing on it helps nobody. It goes on the site once there are recorded sales to put on it.

Are the townhouses included in the precinct figures?

Only when you ask for them. The headline figures on the front page default to apartments only, because a townhouse and a one-bedroom apartment are not the same market and blending them moves the median a long way. There is a toggle above those figures to include the townhouses if you want the whole-of-precinct number.

The numbers

Where does this data come from?

Publicly recorded property transactions, entered and checked by hand. Every one of the 2,944 sales here was verified against Pricefinder rather than scraped, which is why the record goes back to January 1999 - the first settlements at 50 Lorimer Street - rather than to whenever a portal happened to start collecting.

Why a median and not an average?

Because one unusual sale should not move the number. An average is dragged around by the extremes: a single penthouse at eight figures lifts the average for an entire building in a year when nothing else changed. A median is the middle sale, so it describes what actually happened to a typical apartment.

It is the same measure the ABS and every serious property report uses, for the same reason.

What is rate per square metre, and why does it matter more than price?

It is the sale price divided by the apartment’s internal area. It strips out size, which is the single biggest thing separating one sale from another.

Without it you cannot compare honestly: a three-bedroom selling for more than a two-bedroom tells you nothing. With it, you can see that two apartments of similar size in the same building can trade nearly 50 per cent apart on rate - which is exactly what happens at 50 Lorimer, depending on which way the apartment faces.

Why do the numbers change when I press the period buttons?

Because they are recalculated from scratch each time, over only the sales inside that window. All time reaches back to 1999, which for the older towers means blending 27 years of prices into one figure - accurate, but not what an apartment is worth today.

Every page opens on Last 10 years for that reason. It is deep enough to be reliable and recent enough to be useful.

My building shows fewer sales than I expected. Why?

Two likely reasons. Sales are recorded at settlement, not at auction or contract, so anything sold in the last few months may not appear yet - recent quarters keep filling in for months afterwards.

The other is simply time. Voyager only completed in 2021, so it has 129 sales against 492 at 50 Lorimer. Neither number is wrong; one building has had 27 years to trade and the other five.

What is a floor plate, and why does it change up a tower?

A floor plate is the shape of a typical floor - how many apartments there are and how they are arranged. Most towers here narrow as they rise, so the apartment count drops and the remaining ones get larger.

It matters because your apartment’s position on that plate, not just its floor, drives what it is worth. The plates on this site are traced from the registered plans of subdivision, so each apartment is drawn at its true relative size.

A sale on here looks wrong to me.

Using the site

Is it free? Do I have to sign up?

It is free and there is nothing to sign up for. Every page, every figure and every chart is open - no account, no paywall, no email gate. You can read the whole site without telling me who you are.

If you want the quarterly update emailed to you, there is a form for that, but it is optional and you can leave at any time.

How often is it updated?

Quarterly. New settlements are added, the figures recalculate themselves, and a short written summary goes on the front page. If you want to know when that happens, the update list on any page will tell you.

Can you tell me what my apartment is worth?

Yes - that is what the appraisal form is for. You will get a considered number built on Yarras Edge evidence rather than a Docklands average, with the comparable sales it rests on. No obligation and no pressure.

Can I use these figures in my own report or listing?

For your own research, freely. If you are republishing them, a credit and a link back is the decent thing. The figures are medians drawn from recorded transactions and are a general guide - they are not a valuation and should not be the sole basis for a decision to buy or sell. The terms page spells that out.
